Following the Law in Texas When Looking For Homes

Beginning January 1, 2026, Texas Senate Bill 1968 changed how buyers begin working with real estate professionals. Under Texas law, before I can represent you as your buyer's agent and show you residential properties, we must first enter into a written agreement that clearly explains our relationship, the services I will provide, and how my compensation is handled.

This requirement creates greater transparency from the very beginning and helps ensure you understand exactly who is representing your interests. The law also created a very limited exception that allows a broker to conduct a "showing only" relationship without full representation. In that situation, the agreement cannot exceed 14 days, must clearly disclose that the broker is not representing you, and I cannot provide the advice, negotiation, pricing guidance, or advocacy that comes with full buyer representation. While that option exists, I believe most buyers are far better served by entering into a buyer representation agreement from the start.
