Relocating to Austin? Why Sight-Unseen Doesn't Scare Me

Some of my clients buy their first home with me and, years later, call me again when it's time to sell. Sammy Sondrup is one of them, and her story is a good example of what relocating to or from Texas actually looks like when you can't be here in person for most of it.

TL;DR: Relocating to Austin? Why Sight-Unseen Doesn't Scare Me

  • I helped Sammy and her family buy their first home, and then sell it three and a half years later, both times while they were moving to or from another state.
  • They trusted my read on the home enough to buy it having only seen it via FaceTime, not in person.
  • I served as their feet on the ground for both transactions, since they physically couldn't be here for most of the process.
  • I never pushed them toward a decision. My job was to explain everything thoroughly and let them make the call.
  • Long-distance relocation clients are a real, regular part of what I do, not an exception I occasionally handle.

Relocating to Austin? Why Sight-Unseen Doesn't Scare Me

Buying sight-unseen is a bigger ask than it sounds

Asking someone to commit to a home purchase without walking through it themselves is a lot to ask of a client, and it's a lot of responsibility on my end too. When Sammy and her family were relocating, they weren't in a position to fly in for every showing, so we did it over FaceTime instead. I walked the home, showed them what mattered, answered questions in real time, and gave them my honest read, not a sales pitch, an honest read. They trusted that enough to buy the home without ever seeing it in person first.

Being someone's feet on the ground

That's really what long-distance relocation work comes down to. When a client can't be here, I'm the one walking the property, checking the details a photo won't show you, and making sure nothing gets missed just because the buyer or seller couldn't be physically present. It's not just showings either, it's staying on top of every step of the transaction so a client three states away isn't left wondering what's happening back in Texas.

Three and a half years later, the same trust

When it came time for Sammy's family to sell that same home and relocate again, we went through the process together a second time. That's not a coincidence. Once a client has been through a transaction with me and knows I'll walk them through everything honestly rather than push them toward a decision, they tend to come back when it's time to make the next move, even if that move is out of state again.

Relocating families aren't a niche, they're regular clients

Sammy and her family aren't an unusual case for me. I work with a lot of buyers who are relocating to Austin from out of state, some who come specifically for a home search trip and see everything in person over a few intense days, others who've already been living here a while and are simply moving to a different part of town. Susan Sheen and her son are another example, a relocation that landed them in Cherrywood in East Austin. Every one of these situations calls for the same thing: someone who can represent your interests fully, whether or not you can be here in person for every step.

What this means if you're relocating

If you're weighing a move to the Austin area and can't be here for the full process, that's genuinely common, not a complication. It helps to have someone representing you who treats a video walkthrough with the same seriousness as an in-person one, and who tells you the truth about a property rather than what's easiest to hear.

Summary

Relocating without being able to see every home in person is a real challenge, but it's one I handle regularly, not occasionally. Sammy's family trusted that enough to buy sight-unseen and to come back to me three and a half years later when it was time to sell and move again. That kind of repeat trust is the best measure I have of whether the process actually worked for a client.

Frequently Asked Questions

Can I really buy a home without seeing it in person first?

Yes, and it's more common than people expect for relocating buyers. A live video walkthrough with an agent you trust to give you an honest read can work well, though it's worth being thoughtful about which situations make sense for it.

How does a long-distance sale work if I can't be there for showings or closing?

I act as your representative on the ground for every part of the process, keeping you informed at each step so you're never left wondering what's happening while you're out of state.

Do you work with buyers who are relocating from other states?

Regularly. Some come for a dedicated home search trip, others are relocating without being able to visit in advance at all. Either way, it's a normal part of what I help clients through.

If you're relocating to or from the Austin area and want to talk through what that process would actually look like for your situation, I'm happy to walk through it with you.
