Flintrock Falls

Flintrock Falls is a guard-gated golf community built around another of The Hills Country Club's Nicklaus courses, off Highway 620 near Flint Rock Road. It dates to the late 1990s, with roughly 400 custom homes on quarter-acre to three-quarter-acre lots, including larger estate lots in its gated Escavera section. Home sizes and price points here run wide, generally from the $600,000s well past $2 million, with Mediterranean, Tuscan, and Hill Country architectural styles and golf course, creek, or panoramic Hill Country views depending on the lot. Flintrock Falls tends to suit buyers who want an established golf community with more architectural variety than a single-builder new development.

Serene Hills

Gated communities in Lakeway and elsewhere generally hold value well because low turnover and consistent HOA-enforced standards keep the surrounding homes from dragging down comparables the way an unrestricted neighborhood sometimes can. That said, "generally" is doing real work in that sentence. An older gated community with an underfunded HOA can carry deferred maintenance on shared amenities that eventually becomes a special assessment, while a newer community's amenities may not have a long enough track record yet to know how well they will be maintained. Ask to see the HOA's reserve study and recent meeting minutes before you close, not just the current dues amount, since the dues number alone tells you almost nothing about whether the community is financially healthy.
