Most of the growth, though, is happening in master-planned communities on the west and south sides of town.
Wolf Ranch is the largest active community in the county, built along the San Gabriel River with miles of trails and its own retail center anchored by an HEB. Rancho Sienna sits on rolling, hillier terrain with a similar family-community feel. Then there's Sun City, Del Webb's 55-plus community, which is genuinely enormous, thousands of homes and still growing, and it's shaped Georgetown's identity as much as any other single development in the city. If you're picturing Georgetown as one kind of place, Sun City alone should tell you it's really several.
One thing worth knowing if you're cross-shopping: Teravista, which often gets mentioned alongside Georgetown communities, actually sits right on the Georgetown-Round Rock line, and its address and golf club are technically Round Rock. Georgetown is about 30 miles from downtown Austin, and I-35 is the direct route. Off peak, that's a 40 to 55 minute drive. During rush hour, especially the 7 to 9 a.m. and 4 to 7 p.m. windows, it can stretch past an hour. The 183A Toll road gives northern commuters an alternative that avoids some of the worst I-35 congestion, and SH 130 works for anyone headed toward the airport or southeast Austin. If your job is in Round Rock or the Domain rather than downtown, the drive is noticeably shorter. As always, I'd tell you to drive the actual route at the actual time you'd be commuting before you commit to anything. A commute that looks fine on a map can feel very different in real traffic.
