Where the Numbers Actually Stand

Recent data puts Avery Ranch's median sale price around $625,000 over a trailing 30-day window, up notably year-over-year. That's a meaningfully different number than a slightly older report from late 2025, which showed a median closer to $560,000 and a decline from the year before. Community-level medians in a neighborhood this size move around based on which specific homes happened to close in a given window — treat any single figure as a starting point, not a verdict on your specific home, and ask your agent for genuinely current numbers rather than relying on this guide's figures indefinitely.

Days on market tells a similar story: the most recent data shows homes moving in around 23 days on average, down from roughly 31 days a year earlier. An older report from the same period showed a much longer average, closer to 68 days. The gap between these numbers likely reflects timing and which homes were selling in each window, not a single consistent trend — another reason to pull fresh, section-specific data before pricing a listing.

Why Section and Jurisdiction Matter More Than the Community Average

Avery Ranch spans Cedar Park, Austin, and Leander city limits, with homes split between Round Rock ISD and Leander ISD depending on the exact address. That split affects buyer demand differently in different pockets, so comps from one section or school zone don't necessarily apply to another. If your home sits on the golf course, price it as its own category — course-adjacent lots carry a real, separately-trackable premium over interior lots, and pulling comps that ignore that distinction will misprice the home in either direction.

The Resale Certificate and HOA Paperwork

Every sale requires a resale certificate confirming current HOA dues (which run $130 to $155 a month depending on section), any pending special assessments, and the property's standing with the association. Order this early in the process rather than waiting until you're under contract, since buyers' agents typically request it quickly once an offer is accepted.

Condition and Build Era

Avery Ranch mixes established sections with newer construction, so a buyer's inspector will scrutinize an older-section home differently than a newer one. Getting ahead of roof, HVAC, or foundation issues before listing an older-section home avoids a renegotiation mid-contract — the same logic that applies across any community with this kind of build-era range.
