Lakeway TX Homes Under $800K: What Buyers Should Expect Right Now

"Lakeway" and "under $800K" don't sound like they belong in the same sentence to a lot of buyers, and I understand why — the name is associated with waterfront estates, golf course frontage, and the luxury communities that get the most attention. But Lakeway under $800K is a real, specific segment of the market, and it lives in a handful of identifiable places, not scattered randomly across the whole city.

This is a name-by-name look at where that inventory actually sits right now, not a generic "opportunities exist" reassurance.

Lakeway TX Homes Under $800K: What Buyers Should Expect Right Now

TLDR: Lakeway TX Homes Under $800K

  1. Apache Shores, the Pinnacle at North Lakeway, and the Townhomes at Tuscan Village are the most consistent sources of sub-$800K inventory right now.
  2. Rough Hollow, Serene Hills, The Hills of Lakeway, and Flintrock generally price above $800K, especially for anything with a view or golf frontage.
  3. Older, established sections of Lakeway typically have no MUD tax and lower HOA dues, but need cosmetic updates.
  4. Newer, amenity-heavy sections rarely come in under $800K — if you want that price point, budget-friendly usually means older construction, not new.
  5. Condos and townhomes are a legitimate way to stay under budget while still being inside Lakeway rather than commuting in from outside it.

Where Sub-$800K Inventory Actually Sits

Apache Shores is one of the more consistently affordable options adjacent to Lakeway, with older, established homes on larger lots near Lake Austin. It's technically filed under Austin rather than Lakeway proper in some records, but it functions as part of the same daily life — same lake access mindset, without the price tag of waterfront in Lakeway itself.

Pinnacle at North Lakeway is another realistic option in this price range, and the Townhomes at Tuscan Village give you a condo or townhome entry point that keeps you inside Lakeway's boundaries and school zone without needing the budget for a single-family home in the more amenity-heavy communities.

Where You Generally Won't Find This Price Point

It's worth being direct about where under-$800K inventory is genuinely rare. Rough Hollow, Serene Hills, The Hills of Lakeway, and Flintrock are built around golf, marina access, or hilltop views, and pricing in those communities reflects that — entry points typically start well above $800K, and homes with strong views or golf frontage push considerably higher. If a listing in one of those communities shows up under $800K, it's worth double-checking why: a smaller lot, an interior lot with no view, or a home that genuinely needs significant work.

Older Construction Is the Realistic Path to This Budget

The pattern across almost every sub-$800K option in Lakeway is the same: older construction, established lots, mature landscaping, and no MUD tax, in exchange for a home that likely needs some updating. That's not a downside so much as the actual tradeoff at this price point — new or recently renovated construction inside Lakeway's boundaries is rarely priced under $800K, because land and amenity access here command a premium regardless of the home's condition.

Schools Don't Change Based on Price Point

One advantage of shopping under $800K inside Lakeway specifically, rather than settling for a neighboring city to save money, is that you keep the same Lake Travis ISD zoning as the luxury communities. The district's reputation is a real part of why people pay a premium to live in Lakeway at any price point, and an older, more affordable home inside the city limits gives you that same access without the seven-figure price tag attached to it in the newer communities.

Commute Considerations

Lakeway sits west of Austin along RM 620 and RM 2244, and the commute into the city core or the northwest tech corridor varies more by which section of Lakeway you're in than people expect. Apache Shores and the older, established sections tend to sit closer to 620's main corridor, while some of the newer developments push further out along smaller roads that add real time during rush hour. If you're commuting daily, drive the specific route from an address you're considering at a normal weekday time rather than relying on a map's estimated drive time.

Condos and Townhomes as a Legitimate Strategy

If a single-family home under $800K in Lakeway doesn't pencil out for your specific needs, a condo or townhome like the Townhomes at Tuscan Village is a genuinely reasonable way to stay inside Lakeway rather than getting pushed out to a neighboring city for the sake of price. You give up private yard space, but you keep the school zone, the location, and access to nearby amenities without stretching into the seven figures that a comparable single-family home in a newer Lakeway community would require.

What Actually Drives Price Within This Segment

Even within the sub-$800K range, price varies more than buyers expect based on a few specific factors: lot size and whether it backs to a greenbelt or another home, how recently the roof and major systems were updated, and proximity to the newer, amenity-heavy communities versus being surrounded by other older, established homes. Two homes with nearly identical square footage in Apache Shores or Pinnacle at North Lakeway can differ by $50-100K based on these details alone, so square footage and bedroom count are a starting point for comparison, not the full picture.

Timing Your Search

This segment doesn't behave like the luxury end of the Lakeway market, where inventory can sit for months waiting for the right buyer. Well-priced, move-in-ready homes under $800K tend to attract multiple interested buyers quickly, especially in Apache Shores and the Pinnacle at North Lakeway, because there simply isn't much competing inventory at this price point inside Lakeway's boundaries. If you find one that checks the right boxes, plan to move on it within days, not weeks.

What to Budget for Beyond the Purchase Price

Older homes in this price range typically need a real look at roof age, HVAC condition, and whether plumbing or electrical have been updated, since deferred maintenance is common in the neighborhoods where this price point exists. On the upside, many of these older sections carry no MUD tax and comparatively low HOA dues versus Lakeway's newer amenity-driven communities, which can offset some of the near-term repair costs over time. Run both numbers — likely near-term repairs and long-term carrying costs — before assuming an older, cheaper home nets out cheaper overall.

Renovation Potential Worth Weighing

Because most homes at this price point are older, some buyers use the purchase as a starting point rather than a finished product — buying under $800K in an established section, then updating kitchens, bathrooms, or systems over the first year or two rather than paying the premium newer construction commands upfront. This can work well if you have the cash reserve and patience for it, but it's worth pricing out realistic renovation costs before you assume it's automatically cheaper than buying newer at a higher price point. A rough contractor estimate before you're under contract is worth the time it takes to get one.

Moving Quickly When the Right One Comes Up

Because this segment is genuinely limited, well-priced listings under $800K in Lakeway don't sit long. Live MLS search and my mobile app both send real-time alerts rather than a daily digest, and you can message me directly through the app if a new listing comes up and you want a same-day read on whether it's worth touring.

Working With Someone Who Knows Where to Actually Look

Buyers who come to Lakeway assuming everything is out of reach at their budget usually just haven't been shown where the realistic inventory actually sits. I'm Robbie English, Broker, REALTOR at Uncommon Realty, and if $800K is your ceiling, I can tell you honestly which of these areas fit and which ones are a stretch before you spend a weekend touring homes that were never realistically in range, and pull comparable recent sales in Apache Shores, Pinnacle at North Lakeway, and the Tuscan Village townhomes so you know what "under $800K" actually buys right now, not what it bought a year ago.
